01 · The overview

What a luxury bathroom
actually involves.

Scope and decisions

The primary bathroom is the most private and most-used luxury space in the home. It is also the most decision-dense remodel scope per square foot. Stone slab selection, tub specification, shower system, steam and radiant integration, vanity millwork, frameless glass, lighting layers, smart climate control, and finish hardware all converge in a footprint typically smaller than the kitchen. Getting it right requires the same pre-construction discipline as a kitchen or addition.

The structural reality is often overlooked. Stone slab walls and floors, freestanding cast-iron or stone tubs, and steam systems add real load to the floor structure. ESRL reviews the floor structural capacity at the pre-construction stage and reinforces it where needed, with cold-formed steel joist sistering or supplemental beams. The result is a bathroom that the structure carries cleanly for decades, not one that creaks and settles around the tub.

The plumbing rework is comprehensive. A true luxury primary bath remodel almost always involves repipe of all hot and cold supply, drain re-routing for the tub and shower, dedicated circuits for steam, and proper venting. The work behind the wall determines whether the bath performs at year 25, not just at the punch-list walkthrough.

02 · Scope

What's included.

Typical primary suite scope

Selective demolition

Protection, dust containment, abatement coordination if applicable, controlled removal of fixtures, finishes, and floor or wall structure being replaced.

Floor structure reinforcement

Assessment of joist capacity for stone slab loads and freestanding tub weight. Cold-formed steel joist sistering or supplemental framing where needed.

Plumbing repipe

Full repipe of supply and drain, new shower body rough-in, freestanding tub plumbing, steam generator water line, in-wall toilet carrier where designed.

Electrical & low-voltage

Dedicated circuits for steam, radiant floor, towel warmer, vanity lighting, exhaust, plus low-voltage for music, smart climate, and integrated mirror lighting.

Radiant floor heat

In-floor electric or hydronic radiant systems integrated with the floor stone or large-format tile, controlled by a programmable thermostat.

Steam shower system

Mr. Steam, ThermaSol, or equivalent generator integration with proper venting, sloped ceiling detailing, vapor management, and aromatherapy where specified.

Stone slab & tile work

Bookmatched stone slabs, large-format porcelain, mosaic accent, full-slab installations with hidden anchor systems, leveling for lippage-free installation.

Frameless glass

Custom frameless glass shower enclosures, low-iron glass for clarity, fixed and pivot configurations, heavy hardware in matched finish.

Tubs & fixtures

Cast-iron clawfoot, stone, copper, or built-in tubs. Integrated tub fillers. Premium fixtures, Waterworks, Lefroy Brooks, Dornbracht, Kallista.

Custom vanity millwork

Architect-coordinated vanity millwork with stone counter, integrated mirror cabinets, soft-close hardware, and integrated lighting.

Lighting design

Architectural lighting plan: layered ambient, task at the mirror, decorative pendant or sconce, niche accent, dimming and scene control.

Final finish & commission

Stone sealing, hardware tune-up, system commissioning (steam, radiant, exhaust), owner walk-through, and a punch-list close pass.

03 · Why ESRL

What you get with ESRL
on a luxury bath.

Principal-led, stone-capable

Principal accountability. Asher is on the slab selection, the rough plumbing inspection, the steam commissioning, the final walk-through. The most decision-dense space in the home is owned by the principal of the company.

Structural-capable. ESRL has in-house structural engineering and routinely reinforces floor structures for slab and tub loads. The structural question is answered inside the company before the demo starts.

Stone fabricator network. Long-term relationships with vetted stone fabricators in LA and OC, including yard relationships for bookmatched slab selection, digital templating, and finish-grade installation.

Steam, radiant, smart-home integration. ESRL has built dozens of steam showers, radiant floor systems, and integrated bath climate-control systems. The systems work on day one and continue working at year ten.

Honest budget conversation. Line-item budgets at pre-construction. Stone, fixtures, glass, millwork, and labor are itemized. Allowances are realistic, not loss-leaders.

Luxury bathroom remodel FAQ.

How long does a luxury bathroom remodel take?

From signed contract to final inspection, a luxury primary suite bath remodel typically takes 3 to 6 months. A guest or hall bath, 8 to 14 weeks. Powder rooms, 6 to 10 weeks. Stone slab fabrication lead times, custom millwork, frameless shower glass, and any structural or floor structural reinforcement work for heavy slab tubs are the schedule variables.

What's included in a luxury primary suite remodel?

A primary suite remodel typically includes: full demolition with floor structure assessment, plumbing repipe and drain re-routing, electrical service upgrade with dedicated circuits for steam shower and heated floors, in-floor radiant heating, full-slab stone walls and floors or large-format tile, frameless steel-or-brass shower enclosures, freestanding or fully built-in tub, custom millwork vanity with stone counter, integrated lighting plan, smart climate control, and any structural reinforcement required for slab loads or new openings.

Can you add a steam shower or sauna during a bathroom remodel?

Yes. ESRL routinely integrates steam showers using Mr. Steam, ThermaSol, or equivalent generators, with proper vapor management, dedicated electrical, and ceiling slope detailing. Saunas, infrared or traditional Finnish, can be integrated into the bathroom or primary suite footprint with appropriate ventilation and electrical. Both are scoped at the pre-construction stage.

How do you handle stone slab and large-format tile work?

Bookmatched stone slabs and large-format porcelain or stone tile are central to the luxury bathroom finish. ESRL coordinates with a vetted stone fabricator from the design phase forward, including slab selection at the stone yard, digital templating, fabrication, and on-site installation. For seamless walls, we use full-slab installations with hidden anchor systems. For large-format porcelain or stone, we use leveling systems and proper substrate preparation to deliver lippage-free installation.

Can a bathroom remodel be done while we live in the home?

For a single guest bath or powder room remodel where the family has alternative bathing facilities, yes. For a primary suite bathroom remodel, particularly one that includes floor structure work or HVAC rework, most families relocate during the active construction phase. We discuss occupancy strategy at the pre-construction meeting.
