Steel Frame.

Light gauge steel frame, also called cold-formed steel, uses thin galvanized steel studs, joists and tracks in place of wood framing. The members are screwed and clipped rather than nailed, and they arrive cut to exact dimension. It is engineered to AISI S100 and the steel is galvanized to ASTM A653. It is not the same thing as a steel moment frame, which is a heavy hot-rolled system used at specific structural points.

Four reasons, and only one of them is fire. Steel is non-combustible, rated to ASTM E136, so the structure itself does not ignite or feed a fire. It does not rot, warp, host mold or feed termites, which in California matters more than most people expect. It is engineered to current California seismic code and is light, so the building draws less force in an earthquake. And a panelized shell erects in about a day versus one to two weeks framing in wood.

Yes. Fire-zone rebuilds are our focus. We build across Los Angeles County, Orange County and Ventura, including Pacific Palisades, Malibu, Altadena and Pasadena. Every rebuild in a wildland-urban interface zone is built to Chapter 7A of the California Building Code, which governs the exterior envelope regardless of what the frame is made of.

At the framing line, yes. Over the life of the house the picture changes, because you are not paying for termite treatment, rot repair, or a frame that moves. The honest tradeoff is that steel costs more up front and fewer crews know how to build it well. The frame is also the one part of a house you cannot upgrade later, so on a home you intend to keep it is worth deciding carefully. Regularly, and we prefer to be involved early. Most of a custom home is decided at the architect's table, and the structural questions are cheapest to answer before drawings are final. We bring the engineering, steel supply and framing together under one contract, so the design intent survives into the build instead of being eroded in value engineering.
